Three Questions To Ask When Choosing a Realtor to Sell Your Home
Three Questions To Ask When Choosing a Realtor to Sell Your Home: "Three Questions To Ask When Choosing a Realtor to Sell Your Home
How to pick the right agent the first time
Posted: January 22, 2010 at 5:17 PM by John McNamara
Three Very Important Questions To Ask When Choosing the Right Realtor to Sell Your Home:
1) How many homes did you and/or your company sell last year?
2) How many days did it take you to sell the average home? How did that compare to the overall market?
3) Of the initial asking prices of the homes that you sold, what were the final sale prices, and what is the average percentage of asking vs. sale price?
If you're in the process of picking the right agent to get your property sold in today's market, these three simple questions are critical.
If they can't answer these three core questions, it's time to interview the next agent."

Standing Room Only At Providence Builder Expo
Standing Room Only At Providence Builder Expo:
New Home Expo
Posted: January 21, 2010 at 12:25 PM by Randi Kolesar
I am very pleased to report the Providence Builder Expo was a great success. It was standing room only with over 80% andance at our meeting, plus several guests from other real estate companies curious to see what we’re up to out here in Centennial Hills. All the Providence Builders were present and had timely information to share with our group. Also in attendance were representatives from Focus Property Group (The Master Developer of Providence) as well as the President of the Providence Master HOA who shared the many unique attributes of being a home owner in the Providence Master Plan.
As I write this, many of our agents are doing the Poker Run and someone will win $350 in cash plus $50 in Free Chevron Gas. All prizes were supplied by the Providence Builders who deserve special thanks for their generous support and enthusiasm for this one-of-a-kind AND first-of-its-kind event.
Thanks to:
Lennar Homes
Woodside Homes
Ryland Homes
Meritage Homes
KB Homes
Beazor Homes
Warmington Homes (tract opening Saturday)
Richmond American Homes (tracts opening next week)
Lastly, thanks to all of you who came and supported this event. Your continued support of the CH CHAMPIONS initiatives is much appreciated.

Investors, The Flip Rule And Fha Buyers
Investors, The Flip Rule And Fha Buyers: "Investors, the flip rule and FHA buyers
Posted: January 20, 2010 at 11:37 AM by John McClelland
House flipping was made popular by some cable tv shows during the boom and its occurring very often today too. But many buyers are also aware of the flip rule for FHA, where the resale of homes to FHA buyers could not occur until after 90 days. The rule was initially meant to prevent fraud, similar to what Tony Soprano did in the third season of the Sopranos. However, the rule made many of the “flipped” homes nearly unobtainable for a lot of buyers. A rule reversal is scheduled for February 1st. This should help a lot of buyers compete for some of these flipped homes.
House flipping can really be a socially beneficial exercise. While the process became the Gordon Gekko of boom years and from those cable tv shows, the players today are using their own money to purchase these homes and hire their own crews to rehab them. Many lenders would not finance a purchase of these homes so these individuals are the conduit from the courthouse steps to the end user and there is value added along the way.
Below is a chart depicting the type of financing sold for the primary financing types. You can see that cash and conventional together make up a lot of competition for FHA buyers. Nevertheless, a lot of FHA deals are getting done.
